Here is an experiment we invite you to run: call our office at (563) 241-7535 at two in the morning. You will not get voicemail. Someone — something — will answer, take your question seriously, and make sure the right human follows up. Meet the newest members of our team.
Why we did this
Two numbers pushed us here. First: renters inquire about listings in the evening and on weekends — exactly when traditional offices are closed. The first responder usually wins the tenant, and voicemail is where leads go to die. Second: maintenance emergencies do not schedule themselves during business hours, and a slow response to a burst pipe is measured in thousands of dollars of damage.
So we deployed AI phone and text agents on our lines. They answer instantly, around the clock, every single time. No hold music, no “our office is currently closed,” no lead lost because it arrived at 8:47 on a Friday night.
What the AI team actually does
Leasing inquiries: answer questions about available units, collect what a prospect is looking for — move date, bedrooms, pets, budget — and get them connected to the application or a tour. The conversation lands in our system as a lead card with the full transcript, and our leasing team picks it up with complete context.
Maintenance calls: triage is the critical skill. A genuine emergency — active water, no heat in January, a safety issue — gets escalated to our on-call humans immediately, following an escalation chain that ends with ownership. A routine request gets logged properly with photos requested and scheduled for the next business day. The 2 a.m. difference between those two calls is exactly where self-managing landlords lose sleep and money.
General questions: office hours, payment questions, application status — answered instantly instead of joining a callback queue.
What it deliberately does not do
The AI does not approve applications, negotiate leases, make maintenance spending decisions, or handle anything sensitive — those are human judgment calls and always will be. Think of the agents as the world’s most reliable front desk: perfect memory, infinite patience, zero missed calls, and the good sense to hand things to people at the right moment.
Why this matters to owners
Every after-hours lead that gets answered is a vacancy day you did not pay for. Every emergency triaged correctly is damage contained. Every conversation transcribed and attached to a unit’s record is documentation working for you. This is the kind of infrastructure that used to require a national company’s budget, running on a local operator’s portfolio in Clinton, Iowa — including on our own 100+ units, where we tested it first.
Seriously — call it
We mean it about the experiment. Call (563) 241-7535 after hours, ask about available rentals, and judge for yourself. Then imagine every inquiry about your own property getting that treatment, every day, forever. That is what your listing gets when we manage it. If you would rather start with numbers, ask for a free rental analysis — a human will handle that part.
